What You Can Buy in November: 21 Days & Counting

November can be a great time to finally land that home you’ve been spending much of 2017 trying to purchase. Some buyers become distracted with the onset of the holiday season, and the competition thins out. And serious sellers have less inventory with which to compete.

If you’re a buyer looking to get into contract before the end of 2017, it’s an excellent idea to consider properties that have been on the market for 21 days or more. These can sometimes be homes that have fallen through the cracks. Perhaps they’ve been in and out of contract once already, and the sellers are ready to wrap it up. Or the list price may be the actual price the seller will accept (a rarity in the current market).

Here are six homes that have been on the market for 21 days or more—and worth a look.
14 Fairfield

14 Fairfield is a nicely updated, fully detached single-family home with a large yard. There are two bedrooms on the main level and bonus rooms down, so that may not be ideal for the family set looking for more than two bedrooms on the same level. The house is next to a corner commercial building and across the street from a church, which has been a bit of an obstacle. But if you’re looking to be near public transportation and retail, you’re only steps away from those conveniences located along Ocean Avenue. The house was originally priced at $1,475,000.

South of Market

South of Market is one of the few areas in San Francisco these days where properties are selling for at or under the list price. 60 Rausch #406 is a good deal at just under $1,000/sq foot. #406 is a corner, penthouse unit with a large master bedroom that has city views. 1547 Oakdale is a very cool Gothic Victorian on a double lot, one of Bayview’s many unique historical homes. As such, it’s filled to the brim with architectural detailing and features—maybe a little too much for buyers’ contemporary interior style preferences. But this is a great house for buyers looking to update a Victorian. The property is also located across the street from a school. But you’re a short distance from the Muni rail line on Third Street, as well as Radio Africa Kitchen, Auntie April’s, All Good Pizza and Flora Grubb.
