What You Can Buy: Condos Under $1,000 Per Square Foot

It’s no secret that the list price per square foot for condos is topping $1,000/square foot these days—with actual sale prices rising above that. And while I’m not a huge fan of relying completely on price-per-square foot as a data point, I do reference it when it comes to home values.

The good news is that the condo market currently has 125 units listed in San Francisco for under $1,000/square foot. The average list price for condos in this category is $1,144,151, with 15 condos listed for the ever-popular $899,000 price. ($995,000 is right behind that price point.)

I wanted to toss out a few of my picks as we head into the weekend, in a variety of neighborhoods. Keep in mind, of course, that these condos will most likely sell for more than their asking prices. But I’ve maxed out at $800/square foot for the list prices:

1920 Ocean Avenue #3D
Mt. Davidson Manor

2BR/1BA, 1 pkg, 990 sq ft
List price: $549,000 ($555/sq ft)

The Good: Top floor, Muni rail line to downtown at your doorstep.
The Bad: 1987-era building isn’t sexy. Ocean Avenue isn’t the hippest area going, but it’s steadily getting better and one of these days, a hot restaurant will lease space there.

Potrero Hill

List price: $759,000 ($792/sq ft)

The Good: Garden unit in an Edwardian building with nice period detail. Excellent neighborhood location near restaurants and shops.
The Bad: No parking.

2BR/2.5BA, 2 pkg, 1498 sq ft
List price: $1,095,000 ($731/sq ft)

The Good: Lots of space across three levels, good light, two-car parking
The Bad: The mid-Market area is in transition, so you may want to check out the area at different times of the day to make sure you’re comfortable with whatever street activity may be happening around the immediate area.

List price: $1,149,000 ($651/sq ft)

The Good: Lovely Victorian detailing, large three-bedroom unit, two-car parking, impressive building exterior and just up the road from the heart of the Divis corridor.
The Bad: I haven’t seen anything on this scale sell for anywhere near $1,149,000 in the current market.

The Mission

The Good: Reclaimed wood ceiling is cool, in-unit laundry and direct garden access. Hot Mission location in between Valencia corridor and the east end where all the hot new businesses are popping up.
The Bad: Ground-floor position will be a bit dark; no parking.
