What You Can Buy: 2BRs In Good Neighborhood Locations

Two bedrooms are the most popular type of condos in San Francisco. Buyers often need one bedroom for sleeping and the other for an office and/or guest room. (And they likely have a budget that won’t allow for a three bedroom). To give you some perspective, 235 condos sold in the last quarter of 2024—with only 134 one bedrooms and 99 three bedrooms changing hands.

Looking for a two-bedroom condo that meets your needs that will also have the best chance at holding its resale value? Try to land a place that has some combination of these attributes—good natural light; in-unit laundry; second full or half bath; outdoor space; location near retail and transit. And then adjust accordingly where your budget is concerned.

Why I like it: A spacious unit with period detail in the middle of a hot neighborhood is about as good as it gets. I love the high ceilings, kitchen finishes and overall curb appeal. There isn’t parking, but the seller reportedly leased a space two blocks away for $325/month. So parking does come up for rent if you end up needing a space.

Mission Dolores | $1,350,000120-landers-dWhy I like it: I’m always down for a house-like floor plan with bedrooms upstairs, along with a walk-out deck overlooking the courtyard. Two-car parking and a storage room don’t hurt, either.

Yerba Buena | $995,000300-3rd-918Why I like it: #918 is a very large unit with views over Folsom Street toward Moscone. There’s good separation of space between the bedrooms and two bathrooms, plus a balcony. My one-bedroom listing in the building is currently in contract and I can vouch for the fact that 300 3rd is a well-managed building with solid reserves.

Noe Valley | $995,0001117-noeWhy I like it: The absolute best thing about this unit is its location half a block to Noe’s 24th Street corridor. But the building also has nice curb appeal, a remodeled kitchen, easy access to the shared yard.
