What You Can Buy: 21 Days & Counting

We’re heading into the home stretch of 2015, and that means it’s more important than ever not to overlook existing housing inventory.

I combed through all the properties that have been on the market for 21 days or more, and have selected my picks for very cool homes that are absolutely worth a look.

7 Cameo
Diamond Heights

Days on Market (DOM): 40
3BR/2.5BA, 2 parking
List price: $1,995,000
7 Cameo is a great house for mid-century buffs looking for lots of space and soaring, beamed ceilings. Though it’s not an Eichler, it’s similar in concept and has a thoughtful floor plan. The remodeled kitchen has Scavolini cabinets and a Sub-Zero refrigerator, and there are two patios and an easily accessible patio.

2901 Pine
Lower Pacific Heights

DOM: 37
3BR/2.5BA, 3280 sq ft, 1 pkg
List price: $3,500,000
Though Pine is no stranger to traffic, it’s always been one of my favorite streets in San Francisco. The tree-lined street has many historical homes and is also central to the Fillmore corridor as well as Laurel Village. 2901 Pine is unique in that it’s a “modern interpretation of a classic Victorian.” That means architectural features like a three-story atrium foyer at the entrance, curved-glass ceiling, and glass-lined bridge walk that connects the kitchen/dining areas to the living room.

2300 Leavenworth
Russian Hill

DOM: 28
3BR/2BA, 2115 sq ft, 1 pkg
List price: $2,825,000
2300 Leavenworth is part of a community of single-family homes called Castle Court that’s located at the base of Lombard Street. This charming Edwardian has three bedrooms and bath on the upper level, and a family room and bath down. There’s a lovely roof terrace with spectacular views of Coit Tower, the city skyline and more.

425 28th Street #201
Noe Valley

DOM: 33
3BR/2BA, 1628 sq ft, 1 pkg
List price: $1,695,000
425 28th Street #201 is a contemporary, top-floor condo in a two-unit building. There are city views from every room, and an open floor plan that’s great for entertaining. If you’d like to add a roof deck, there are expired plans on file with the seller for just that. Last sold for $1,511,000 in October 2014.

2801 Jackson #303
Pacific Heights

DOM: 33
2BR/1BA, 1330 sq ft, 2 pkg
List price: $1,395,000
Any condo that has a two-car private garage is okay with me. 2801 Jackson #303 has that and more, from an elegant, top-floor setting within a 12-unit building to a large, spa-like bathroom. (And very well-maintained common areas.) The location is highly convenient to the Divisadero corridor, as well as everything that Pacific Heights has to offer. Better yet, the seller just reduced the list price from $1,495,000 to the current $1,395,000.

22 Liberty
Eureka Valley

DOM: 48
3BR/1BA, 1380 sq ft, 0 pkg
List price: $1,389,000
22 Liberty is situated in the Mission part of Eureka Valley (between Guerrero and Valencia), an in-demand location these days. This top-floor Victorian condo has 11 1/2-foot ceilings in the front parlor, a renovated kitchen and lovely, leafy outlooks. There are four units in the building, and the seller has arranged for leased parking nearby for $225/month. The downstairs unit was just sold in July for $1,251,299, so that will be the closest comp.
