I had the opportunity to see the newly built condos at One Stanyan. This 13-unit property is a mix of one, two and three bedrooms and is located at the southwest corner of Geary & Stanyan—kind of at the crossroads of Lone Mountain, Inner Richmond, and Laurel Heights.
I liked the finishes, which include white oak wide plank floors, quartz countertops, and porcelain floor tiles. There are Bertazzoni ranges, Fisher and Paykel refrigerators, and Bosch dishwashers.
Here’s a look at unit 24, which is an 1123 square foot 2BR/2BA with deeded patio listed for $1.4M:
The top-floor condos have spiral staircases that lead to private roof decks. Here’s a look at the interior and roof deck for #42, a 1128 square foot 2BR/2BA listed for $1,539,000:
There are a few independent parking spaces in the garage, but the rest are on mechanical lifts. The developer was in the process of assigning the spaces at the time of my visit.
HOA dues are in the high $500s to low $600s/per month. One Stanyan isn’t an amenity building; the lobby is unattended but there is elevator service. There is a bike storage room in the garage, and a small outdoor garden terrace on the second floor.
Pricing for One Stanyan starts at around $1.4M for the two bedrooms. Overall, price per square foot is in the $1200-$1400/sq foot range.
I think the building is a great fit for buyers who want new construction in an established, walkable location. I’d aim for one of the south-facing units that’s less exposed to the Geary and Stanyan traffic. But the top-floor units facing Geary have nice views and are a little more removed from the traffic below.
