Off-Market Sales Abound in 2025

155 Madrone

Contrary to most of the homes that have been marketed to the public and sold year to date in San Francisco, there were also many that changed hands off market—roughly 22 houses, 25 condos and three TICs. I thought I’d highlight a few sales to show you what may be out there that isn’t always marketed to the public.

Here’s a look at what you could’ve bought recently off market:

155 Madrone
West Portal Single Family Home (SFH)
5BR/3.5BA | 3,428 sq ft | 1 pkg
Sold: $3,350,000

155 Madrone
155 Madrone was last sold for $1.3M in 2005. The sellers had done seismic upgrades and replaced the foundation, excavated the ground floor to add a family room and completed additional remodeling. The location is a prime spot in West Portal, in walking distance of everything the neighborhood offers. [Listing courtesy of BarbCo]

454 Day
Noe Valley SFH
3BR/3BA | 2,121 sq ft |1 pkg
Sold: $3,050,000

454 Day 1
Initially floated off market for $3,195,000, this home at 454 Day Street had high ceilings, a modern kitchen with direct access to a large sunny deck and garden, plus a versatile formal living and dining room with a bedroom/home office and a full bathroom. The Upper Noe location is just up the hill from the now famous Sanchez Slow Street, including La Lucha coffee, Alice’s and Sanchez Pilates right at the corner of 29th and Sanchez.  [Listing courtesy of Sotheby’s International Realty]

2875 Jackson #5
Pacific Heights
1BR/1BA | 1,363 sq ft |0 pkg
Sold: $1,125,000
2875-jackson-5
This sale is a good example of how a highly desirable location smack dab in the middle of Pacific Heights—and only a block and a half from Alta Plaza Park—can help sell a condo. Of course, 2875 Jackson #5 was also a very nice property, with updated kitchen and bath. The six-unit Edwardian building had good curb appeal and HOA dues were $960/month.  [Listing courtesy of Corcoran Icon Properties]

314 Locust
Presidio Heights
2BR/2BA | 1,555 sq ft |1 pkg
Sold: $1,575,000
314-locust
314 Locust is another example of a stellar neighborhood location, this time in the midst of bucolic Presidio Heights. The hitch with this unit is that it was on the ground floor, just above the sidewalk level. But the kitchen and baths were updated, and having parking and storage are a big plus.  [Listing courtesy of KW Advisors]

73 Beaver
Eureka Valley
2BR/2BA | 1,051 sq ft | 1 pkg
Sold: $1,380,000

73 Beaver

73 Beaver was the full top floor of a two-unit building on a lovely, tree-lined street in Eureka Valley. High ceilings, renovated kitchen with top-of-the-line appliances and a private deck overlooking lush gardens and stunning views of the bay were very appealing—along with a private one-car garage with storage. 21 Alta #B
Telegraph Hill
Studio/1.5BAs | 1 pkg
Sold: $399,000

21-alta-b

Blessed with a private deck with sweeping Bay views, 21 Alta #B was a TIC in a four-unit building and was sold to a neighbor. [Listing courtesy of Vantage Realty]
