Offers of buyer broker compensation are no longer appearingwn in the Multiple Listing Service (MLS).
There is a “Credits To Buyers Considered” field that listing agents can fill with “Yes” to potentially indicate that a seller is open to paying the buyer broker compensation. However, this field can also apply to credits toward closing costs, to offset repairs and other traditional credit items. So it’s best to confirm directly with listing agents whether a seller is open to paying the compensation.
We can communicate buyer broker commission offers through marketing channels, which can include:
- property statements
- email promotions
- individual social media accounts
- disclosure packages
- property Web sites.
It’s also important to note that agents aren’t permitted to link to property Web sites, disclosure packages or other media from the MLS that mention buyer broker commission details.
We’re all adapting to the many industry changes currently underway, and I will keep you posted as things unfold.
