Home buyers have given the Mission’s 1188 Valencia condo development a warm welcome, snapping up half of its 49 units since the project came online in December.
I stopped in to see the remaining inventory on broker tour this week, and wasn’t surprised to hear about the rapid-fire sales progress. As far as location goes, it’s a slam dunk on the corner of 23rd and Valencia—near BART and everything else along the Mission’s most popular retail corridor.
The rest is par for the course in today’s new construction—white and grey finishes, roof deck, limited parking. The developer, JS Sullivan, has built multiple condo projects in the neighborhood like 299 Valencia, 222 Valencia, 199 Tiffany, 1515 South Van Ness. Suffice to say, they have it all down by now.
So what inventory is left at 1188 Valencia? The studios and many of the 2BRs are sold out. There are two 1BRs available, listed for $839,000 (612 sq ft) and $869,000 ($638 sq ft). The 1BRs don’t come with parking options. HOA dues are approximately $465/month. Here’s the entrance, kitchen and dining area in one of the staged units:
The bedroom will accommodate a full-size bed, and possibly one nightstand (in my opinion).
Many of the 2BRs are sold, but the remaining ones range in size from 881-1253 square feet and are listed for $1,495,000-$1,995,000. There’s also one 3BR available.
