February numbers are in, and the big news is that the median San Francisco single-family home price last month was $1,930,000—a 16.97% boost compared to February 2021’s $1,650,000 median price.
There were 206 new listings in February, with 217 going pending. And we had only a 1.4 months’ supply of inventory, meaning buyers are snapping up houses rapidly.
Condos continue to perform at a more lackluster pace. However, the condo median price did jump this February to $1,240,000, a 3.9% increase over last February’s $1,192,500 median. Market activity is slower on the condo side.
We saw 308 new listings hit the market in February and 253 units go pending. However, there’s a 2.8 months’ supply of inventory that may start to pick up as more buyers get into the mix this Spring.
