I’m happy to report that we just closed on my top-floor, two-bedroom Victorian condo listing at 807 Guerrero in Eureka Valley/Mission Dolores. This home checked many boxes for buyers—remodeled kitchen open to living/dining area, large primary bedroom, in-unit laundry, period detailing and parking.
We decided to give it a shot in the summer, going on the market in mid July. Unfortunately, it turned out that a good portion of potential buyers were on vacation (along with their agents). I mean, it was nice meeting everyone in the neighborhood who passed by on their way to Dolores Park or the Valencia corridor. But my main priority was finding a qualified buyer, and many of them weren’t around.
So we switched strategies and pulled the listing from the market, aiming to return toward the end of September. However, a cash buyer emerged in the interim and we were able to come to an agreement. The sale closed today for $1,250,000. Congratulations to my sellers, the new owner, and a big thank you to buyer agent Denis Lancerin at City Real Estate for all his efforts.
