The condo market saw a healthy number of multi-million dollar sales in 2023, despite real estate headwinds propelled by higher interest rates and limited inventory. But the frequent cash sales for luxury condos meant buyers weren’t concerned with interest rates.
Indeed, buyers paid cash for more than half of the condos that sold for $3M+ through December 15, 2023.
Here’s a look at the highest-priced condo sales of 2023:
2121 Webster
Three of the priciest sales citywide happened at The Pacific (photo above), a 76-unit luxury development constructed in 2016. The most expensive unit sold in 2023 was Penthouse 1-7—a 5BR/5.5BA unit with more than 5,000 square feet. It was originally listed in August 2021 for $24,500,000 and closed in September for $17,500,000.
Also at the head of the list were two 3BR homes: #605, a corner view unit in The Pacific sold off market for $6.5M—and #305 for $5,716,000.
1958 Vallejo #11
The 4BR penthouse condo at 1958 Vallejo #11 commanded the entire top floor of a 1920s landmark building and had unobstructed Bay and bridge views. It was initially listed in June 2022 for $9,995,000 and closed this past February for $8.4M. (Photo courtesy Compass)
301 Mission #54B
Despite the high-profile structural problems over the past few years at the Millennium Tower in Yerba Buena, the building managed to slip in one of the most expensive sales of the year. 301 Mission #54B was one of the largest units at just over 3,000 square feet. 1 South Park #406
This South Park property was one of my favorites in 2023. The 4,000-square foot 3BR/4.5BA condo had an enormous terrace, downtown views, three en suite bedrooms, gym and that terrace with its own dog run and Moroccan day bed. #406 closed for $6.1M—$200,000 above asking. 188 Minna #25CD
