Good Deal: Renovated Inner Richmond Home

I occasionally see properties that spend some time on the market and make me wonder why. The brand new renovation at 659 7th Avenue in the Inner Richmond is one of those homes.

The 4BR/4.5BA, 3200+ square foot Edwardian is perfect for buyers looking for a spacious, modern interior in a great neighborhood location. 659 7th Avenue was taken down to the studs in a 2015 renovation, and the results are impressive.

The main level features an open living, dining and kitchen area. Three bedrooms and two baths (including a master suite) are upstairs, where there’s also a walk-out deck. The dormered third level has a unique space that gets great natural light and could be used for office space and a playroom—and there’s a full bath, too.

There’s a media room and adjacent guest suite at ground level, and both have direct access to that amazing garden pictured above. Perks include built-in speakers, CAT6 wiring, video intercom, tankless water heaters and central heat with Nest thermostats.

First listed in October 2015 for $3,200,000, and then reduced to $2,895,000, 659 7th Avenue was withdrawn from the market for the holidays. But it’s back with a refreshed price of $2,695,000, which should attract buyers’ attention. There are certainly comparable sales supporting the price—take 541 10th Avenue, for example, a more traditional 3BR house that sold last year for $3,000,000, as well as 635 4th Avenue that sold for $3,150,000 last year, too.

659 7th Avenue has a 90 Walk Score and 95 Biker’s Paradise score. Golden Gate Park and Safeway are a block away, as are the restaurants and cafes along Balboa.
