Buyers are quickly snapping up condos at new development The Alexandria in the Central Richmond. With half of the 43 units already in contract based on hard hat tours of the still under-construction building, The Alexandria will likely be sold out within the next few weeks.
I took a tour of the project this week, and was quite impressed with the building. The old Alexandra theatre sits on the corner of Geary and 18th Avenue, but the actual condo building occupies the lot behind the theatre on 18th Avenue. So it’s surprisingly quiet with respect to Geary traffic.
The four-story building has one- and one plus den bedrooms, along with two- and three bedroom units (some with dens and balconies). Air conditioning is a standard feature here, as is one parking space per unit.
Finishes are top notch and include white stone counters, Porcelanosa cabinetry, Thermador gas range ovens and dishwashers, and Duravit bathtubs. Here’s a look at the bedroom and kitchen of the model unit we toured:
Current releases include a 657-square foot 1BR on the second floor for $911,200, and a third-floor 2BR/1.5BA with 966 square feet listed for $1,250,000. There’s also a top-floor 3BR/2BA with 1321 square feet for $1,625,625.
Price-per-square foot ranges from $1200-$1400, typical for low- to mid-rise construction in the current market.
Amenities include landscaped courtyard with wood decking, elevator, and bike room. HOA dues range from $418-536/month, with additional parking dues of $76.14 per space.
I’m a fan of The Alexandria, and think the project represents good value for what you get. There’s not much new construction happening in the Richmond, so this is a rare chance to buy new construction in a residential neighborhood that has access to Clement Street restaurants, shops, and Golden Gate Park.
