2582 Filbert San Francisco’s Most Expensive Home

Boasting more than 12,000 square feet, panoramic Bay views and a 72-foot lap pool, 2582 Filbert is a newly constructed single-family home listed for $46M. It does the honors of being San Francisco’s most expensive home currently on the market.

The property has changed hands many times over the years in its pre-renovation form. William R. Hearst III and his wife, Margaret, purchased it for $4.3M in 1999. Peter Baumann of Tangerine Dream then purchased 2582 Filbert in 2013 for $12M, and sold it three years later for $14M to the LLC that ended up doing the rebuild.

And here we are today with a huge, tricked-out modern manse constructed by Troon Pacific. The home sits on a triple-wide lot on Filbert at Divisadero—easily the largest home in the immediate vicinity. There are six bedrooms, seven full bathrooms and three parking spaces across three levels.

2582 Filbert has been officially on the market at its current list price since June 2021. But there’s a buyer for every home, and this one will be no exception.
