21 Days and Counting: Luxury Homes Wait for Buyers

Buyers in the $2M+ range should be checking out properties that have been sitting on the market for three weeks or more. That’s because there will likely be less competition, and you might also end up with a pretty good deal.

There are currently 47 houses and 30 condos on the market in this price range. Here are three of my favorite properties in the pack:

For those want a rambling Victorian with intact period detailing in a great Haight location, 114 Lyon is the perfect fit. There are three floors of living space, bedrooms and developed attic space. There’s also a one-bedroom apartment. Floor plans on each level have good flow, and there’s also a one-car garage. 114 Lyon sold in 2012 for $2.2M, so it’s up to the buyers out there to decide whether the house is worth $750,000 more three years later.

How can you argue with the St. Regis? It’s in an excellent downtown location and has all the amenities you could ask for. #32B has amazing northwest views, a gourmet kitchen and two large bedrooms. Those amenities include butler service, concierge, in-room dining, spa, pool, gym—and even earthquake insurance. (HOA dues are $2,193/month, plus $225/month for parking.) This unit was originally listed for $2,950,000. It last sold in early 2006 for $1,865,000.

I’m amazed that a Game of Thrones fan hasn’t snapped up 141 San Pablo yet. The Tudor-style home has ocean views and a very specific style that features vaulted beam ceilings, clay tile walls, cooking and heating hearths and more. Here’s what I mean:

141 San Pablo has four bedrooms, two bathrooms and almost 3,000 square feet across three levels. The home was last sold in March 2014 for $1.9M. So again, is it worth almost half a million more now?
