Once upon a time, the above house at 672 Arguello was a modest 2BR/1BA with a bonus room down. It was sold for $770,000 in 2004.
Flash forward to 2008, when the horizontal and vertical additions were completed and 6BRs/6.5BAs emerged amidst 4500 square feet. The kitchen and baths were a bit spellbinding, but had their unique appeal:


List price was a cool $2,998,000, but the property was withdrawn fairly quickly and not sold. After riding out the iffy economy, the sellers again gave it a try in March 2010 with a $2,450,000 price tag, but again ended up withdrawing the property. Finally, a pair of Pacific Union International agents took over, listing the home at $2,380,000, then reducing it from there. The sale closed last week for $1,900,000. Chalk one up for realistic expectations in the luxury home category.

It’s high time we point buyers in the direction of the ocean, where this cute 2BR/2BA Tudor-style single-family home at 5532 Anza awaits the once over from buyers this Sunday. I’m always a sucker for a turret of any kind, and 47th Avenue fits the bill.
There’s a sprightly kitchen that’ll cut through the fog, which will probably be fun to see in person:

The yard’s concrete & wood, but it’s fairly large. However, you’re a block from Sutro Heights Park, a stone’s throw from the Cliff House, and the ocean will practically be in your backyard. List price is $799,000. Open Sunday 2:00-4:00.

If you’re looking for a house that includes five bedrooms, three and a half baths, and an in-law apartment across almost 3,500 square feet, 336 17th Avenue will probably work for you.
The Edwardian property is located on a nice tree-lined street and also features a grand dining room with built-ins, eat-in kitchen with an office alcove, and a two-car garage. List price is $1,749,000, which seems to correspond to recent comparable sales in the neighorhood for a house of this scale and condition. Walk Score is 97 for the location, so there are plenty of shops, restaurants, and services nearby—not to mention Golden Gate Park and the Presidio.

I came across Zillow’s Trick or Treat housing index yesterday, and found its picks for Best Trick or Treat Neighborhoods to be very amusing.
You can’t argue with the winners: Presidio Heights, Noe Valley, Richmond, Haight, and Sunset. But I’ll also nominate Cole Valley (have you ever seen Belvedere Street in action on Halloween?!) and Potrero Hill.

After 118 days on the market, 106 Jordan closed escrow last week for $3.4M—significantly less than its initial $3,695,000 asking price. This 4BR/4.5BA, 4900-square foot home built in 1905 is situated just north of Geary, in the Jordan Park/Laurel Heights neighborhood.
The house is fully detached, and provides one-car parking. The sellers had paid $1.7M in 1998, when the property sold in nine days. But I’d say they made out pretty well on this deal.

Lone Mountain’s 76 Rossi first came on the market in November 2008 with a list price of $2,395,000. It was then withdrawn and relisted at $2,295,000 in January. The house features six bedrooms, four bathrooms, and enough space for a workout room.
Final selling price? $2,195,000. Think about that the next time you’re ready to make an offer on a $2M+ home.

With volumes and prices down, the first quarter of the year opened with a whimper. Buyers were reluctant to make purchase decisions, and sellers held back from putting their homes on the market.
Most neighborhood averages were below $1M. That just supports my theory that the most popular price range continues to be $400,000-$900,000. Here’s a look at how single-family homes fared in a variety of neighborhoods:

My broker tour brought me to Third Avenue between Balboa and Cabrillo this week, to check out two TICs and one condo all listed in a similar price range. 673 3rd (above) is a 2+BR/2BA Edwardian TIC, listed at $895,000. This top-floor unit has been recently renovated, and is about 1725 square feet. Though it has one-car parking and storage, there’s no outdoor space. That’s because the other, first-floor unit—soon to be on the market after its own renovations are complete—spans two levels, and has a deeded garden. (The master suite is on the garage level, so a shared yard would obliterate any sense of privacy.) Stay tuned for this lower unit: It’s about 2,000+ square feet, has two-car parking, and is expected to be priced at about $100,000 more than the top floor.
Next up was 673 3rd, a 3BR/2BA first-floor TIC unit priced at $819,000. This unit is also remodeled, and has a solid floorplan. The landscaped garden is shared, and the owner of the whole two-unit building will stay on in the top unit to complete a condo conversion.
692 3rd enjoys the best curb appeal of the three. It’s a 3BR/1BA, top-floor unit with a large, deeded undeveloped attic space. This will close as a condo, and the unit’s listed at $835,000. It seems the owners of the building will stay on and live in the lower unit.

A mix of single-family homes and multi-unit buildings, the Richmond district saw a fair amount of two- to three-bedroom property sales in the last quarter. Here’s a look at the price averages in each area of the district.
Inner Richmond
Single-Family Homes
3BR: $1,166,250 (2 sold)
Condos
2BR: $810,000 (1 sold)
Take note: The only condo that sold in the Inner Richmond last quarter actually sold for above the $765,000 asking price. And it closed after October’s stock market crash. Go figure.
Central Richmond
Single-Family Homes
2BR: $801,250 (4 sold)
3BR: $1,075,000 (5 sold)
Take note:Where else can you get a 3BR/2.5BA, two-story Edwardian with 2,000+ square feet for the price of a luxury condo elsewhere in the city? Such a home sold at its $1,250,000 asking price on 25th Ave and Cabrillo in early December.
Condos
2BR: $798,333 (3 sold)
Take note: Two of these condo sales took place in the same newly converted, two-unit building on 16th Ave and Balboa. The top-floor unit was listed at $779,000 and sold for $800,000; it included a sunroom and deeded bonus room & storage. Parking was tandem.
Outer Richmond
Single-Family Homes
2BR: $625,000
3BR: $865,500 (5 sold)
Take note: A pretty decent 2BR/1BA home sold for $550,000 at Balboa and 43rd Avenue. Good deal.
Condos: None sold
