Mind-Blowing Bathroom Blasts Russian Hill Condo on to the Market

The 1940s, art deco building over at 60 Bret Harte Terrace boasts one hip guest bath (above). Kind makes you feel like you’re taking a break from the dance floor.

And the rest of the 2BR/2BA, 1,851-square foot condo on the very cute Bret Harte Terrace is pretty nice, too. There’s a “grand-scale” living room that faces the bay, chef’s kitchen and spa-like master bath. There’s also one-car tandem parking. List price is $1,295,000, and the unit last sold in 2006 for $1.1M.

Mission Makeover Gives It a Whirl in 2010

Last sold as a fixer in 2003 for $529,000, the pocket listing over at 1177 Alabama is resurfacing again as a renovated 3BR/2BA home. It was briefly on the market in roughly its current form in 2007 for $869,000 (tenants included).

List price on this 1930s-style home is a more modern $975,000 and includes the master suite on the garden level done with permits, upgraded heating/electrical systems, and a custom kitchen. The only permits I could access on the property were related to the lower level and electrical work, so I’m not sure about the extent of the kitchen work.

But the home’s current incarnation is worlds apart from its condition in 2003, when I showed the property to clients and we witnessed an ATM on its side in the neighbor’s yard. Location is steps away from 24th Street between Harrison and Florida. So you’re a bit far from BART and the Valencia corridor. But lots of new restaurants have popped up in the immediate area, along with some pretty cool shops on 24th Street. There are definitely comps that justify the price, though the fact that it’s a pocket listing means the seller is testing the waters. So wade on over and see if you can get a good deal.

Looking for a 4BR/3.5BA single-family home that’s been extensively remodeled? 5735 California may do the trick.

Holiday pocket listings can also be called “future January listings,” as it’s likely that if the sellers can’t find an off-market buyer, the property will be popped into the MLS in January. So here’s your chance to potentially get a good, quiet deal.

5735 California’s asking price is roughly $1.7-$1.8M. It’s detached on all sides, has a professionally landscaped yard, and has sun and media rooms.

The property is located between 19th and 20th Avenues, and is a block from Clement Street. It is located next to a church, and California can be a bit busy. But I think the property is priced accordingly. It was last sold for $1,595,000 in 2002.

Pocket Listing: Duboce Triangle Queen Anne Condo

How much appreciation can you expect five years after buying your TIC interest and condo converting it? In the case of 135 Steiner, apparently almost half a million dollars’ worth! This condo is now being shown by Coldwell Banker, but won’t be listed in the Multiple Listing Service (MLS) for a while. For December sellers, pocket listings are a great way to attract potential buyers without racking up “days on market” in the MLS. If the property doesn’t sell, the sellers will likely bring it on the market next year.

Purchased for $1,250,000 in April 2005 as a TIC in a two-unit building, this 4BR/2.5BA, two-level condo has approximately 3,000 square feet and lots of high-end renovations. The kitchen has 50 hickory cabinets and all the Fisher Paykels, Viking and Wolf appliances you’ll ever need. There’s also a built-in speaker system and two-car parking.

And of course, the location at Steiner and Waller is ideal for the neighborhood, 94 Walk Score and all. List price: $1.7M. (Note: Building has been painted since the above photo was taken–defer to the current Web site photo.)

Pocket Listing of the Day: 720 York

For those of you looking for a brick and timber loft building in the hip Media Gulch neighborhood, today’s your lucky day. Unit 111 is now available in the historic Mill Building, otherwise known as 720 York. Built in 1879 as a wool mill, the property was converted in 1998 to 45 lofts. This unit has one bedroom, one bath, and parking, and is being offered at $645,000. The last reported sale in the building was in February, at which time a 1BR/2BA sold for $750,000.

These days, it is ideal for buyers and sellers to get what they want in an off-market transaction. Buyers can take time to work out financing details, and sellers don’t have to deal with nosy neighbors trodding through their homes—especially during the holidays.

Pocket Listings Get Popular

Now that our San Francisco market has softened, sellers and the listing agents they hire are trending toward a new strategy: pocket listings. This is a listing that does not get advertised or put into the Multiple Listing Service, and is only marketed to agents in a quiet way. Pocket listing properties are only typically shown by appointment, and there are no open houses or broker tours.

Pocket listings are a great way to test the waters in a non-public way. If the property doesn’t sell at the seller’s desired price, well, the public never knew about it, and the seller can evaluate whether to move ahead with a regular marketing plan—at a potentially reduced price.

Over the past week, I have been privy to at least five pocket listings. One was for a 2BR house in Upper Noe Valley for which the seller wants $1.4M. This seemed like a very high price for today’s market. But pocket listings may also be a good opportunity for the buyer who writes an offer that may be less than the seller wants. The seller may initially reject the offer, but could come back to the buyer later, and a mutually acceptable price and terms may be worked out.
